Key Metrics Explained

  • Effective Gross Income (EGI) — Gross rent minus vacancy losses. This is what you actually collect.
  • Net Rental Income — EGI minus all operating expenses. Your true cash flow before debt service.
  • Annual Yield — Net annual income divided by property value. Compare this to other investments.
  • Expense Ratio — Total expenses as a percentage of gross rent. Under 50% is generally healthy for rentals.

What vacancy rate should I use?

Most investors use 5-8% for residential properties in stable markets. Use 10%+ for properties in areas with higher turnover. Check your local market data for the most accurate estimate.

How much should I budget for maintenance?

The common rule is 1% of the property value per year, divided by 12 for a monthly amount. For older properties, budget 1.5-2%. A $300,000 home would need roughly $250-500/month in reserves.

What is a good annual yield for a rental property?

An annual yield above 6% is generally considered good for a rental property. Yields of 8%+ are excellent but harder to find in competitive markets. Compare your yield to local cap rates and alternative investments.

Should I include mortgage payments in this calculator?
